Naturally, the size of the plot and your financial capabilities. But! If you are not limited by either, the most optimal area for a house for sale is from 150 to 350 m². Believe me, larger houses are in far less demand on the market and do not suit everyone. Even very wealthy individuals nowadays rarely buy a turnkey house of 1000 square meters.

2. How many floors to build? Let me put it this way: as an architect, I personally favor single-story houses – from a usability standpoint, such a building is much more convenient, especially with small children and elderly family members. BUT! Multi-story houses are more economical in terms of plot footprint. Their construction requires fewer materials for utility lines, and they are more cost-efficient to maintain. The takeaway: yes, single-story houses sell better (though this falls into the high-end luxury segment), two-story houses are more common on the real estate market, and if your project features extra perks (I will list them below), you will easily be able to sell it as well.

An essential factor when selling a house is a well-LANDSCAPED plot. This is truly appreciated, and very much so. A terrace can be enclosed or feature floor-to-ceiling glazing, open bays, or a canopy. In any case, a house project with a terrace is destined for success. Besides, who wouldn't want to spend warm summer evenings here or arrange a cozy lounge area for cold winter nights?

Naturally, one must not overlook critical factors such as location, accessible and connected utilities, and ideally good neighbors. An architectural studio cannot influence two of these factors. However, a well-conceived and properly executed utility system is precisely a job for professionals.
